To undertake this, we developed a design programme with milestones for review and sign off of design deliverables, where they were checked against the brief and costed to ensure compliance with the Employer’s Requirements and the budget.

These elements were then ‘locked in’ to prevent on-going changes that would risk cost and programme overruns.
The works comprised external works including excavation, piling, ground beams and escape ramps, SIP (Structural Insulated Panel) installation, roofing, flooring, ceilings and partitions, whiterock, and IPS.

Works were undertaken in busy Hospital grounds which presented added challenges with traffic management within an already busy car park.

To overcome this challenge, we developed a robust Traffic Management Plan that directed traffic to, in, around, out, and away from the site, as well as providing for clear warning and directional signage and robust segregation to ensure the complete safety of patients, staff, and visitors to the hospital.

Specific meetings were held with the Clients representative to agree times and routes for delivery/removal of materials to cause minimal disruption to Health Care Professionals and Patients. We also achieved a £300,000 saving, reducing the final account by 10%.

To do this, we adjusted the design to construct the facility using Structural Insulated Panels (SIPS) from the original approach of traditional brick and block.

This change provided significant cost and programme savings during construction, and allowed us to reduce the volume of waste produced by the works.

Additionally, the SIPS system provides improved thermal characteristics, so will provide on-going OPEX savings for years to come.

The Ormskirk District General Hospital project provided us with valuable lessons learnt that are directly transferable to the Elite House project. These lessons learnt include:

• A longer pre-construction phase allows for a more successful delivery of the early construction packages
• Regular meetings with the client to collaboratively close out changes prevent delays and help to limit costs
