
Project Summary
Following the end of the previous tenancy, the owner appointed TMT Group to undertake a refurbishment of the warehouse and adjoining office space.
This comprehensive refresh was designed to give the facilities a fresh and modern look that makes it an attractive to prospective new leaseholders.
To support this refurbishment and fit out, EFT Group was appointed to undertake the electrical works.
The Works
The electrical works at 93 George Richards Way were extensive, requiring the full design, supply, and installation of a new electrical system.
This included the removal of all existing warehouse lighting and installation of new LED systems with integrated smart sensors to offer more economical and sustainable operation.
To improve safety within the building, a new fire alarm system was installed that serves all areas of the warehouse and office space and interfaces with the lift, ventilation, and PV systems.
Lighting improvements were also made externally, with new 4m columns and building-mounted bulkheads to improve safety and security by illuminating all areas of the site.
These new lights are controlled by a timeclock and photocell arrangement to ensure efficient operation.
New EV charging points were also fitted using an array system, ensuring compliance with current regulations and providing facilities for the new tenant to operate a more sustainable fleet.
To support all of this, we also installed a new 2500A supply to the site, including a new floor standing panel board.
Challenges
Due to the building being unoccupied following the end of its previous lease, it was a victim of theft, with all the existing cabling, including the main supply entering the building being stolen.
This required us to redesign the building’s entire electrical system and co-ordinate with the relevant utility companies to facilitate its re-connection.
Additionally, the programme for the works was tight. This required us to work closely with the main contractor and the other trades on site to co-ordinate and programme the works to ensure the critical path did not slip.
We reported regularly to TMT on our progress and took part in weekly lookahead programming exercises.
Successes
Using this approach, we were able to successfully design, supply, and install the new electrical system on time, on budget, and to the specification of the client.
The upgraded warehouse and office space is now ready for its new tenant to move in.
